I think more likely will be a division into two cities: South Grand Forks, a wealthy area with high end housing, and Grand Forks, a blue collar community with next to no tax base.

Why there? How about developing westward along Highway 2. Don’t cities usually develop along major US highways or did the land owner make a deal with the city council…..

Remember there is another huge development planned just across the freeway from this one. Thus a further reason for a new interchange at about 42nd Ave.S. The land is owned by the Fargo Forum owners, the Marcils.
